Wesley Chapel houses are mostly young, and that shapes the work. Nothing's falling down. The finishes just came off a builder's list and never really felt like yours, and somewhere around year twelve the paint, the floors, and the caulk all start asking for attention at once.

The kind of homes we see up here
Most of Wesley Chapel is the master-planned stuff off SR-56 and the subdivisions around it, built in the last ten to twenty-five years. Good bones. Builder-grade everything on top of them.
So the work up here is surfaces and carpentry rather than structure. Making a house that came off a plan look like somebody actually chose it, and keeping the outside of it from aging the way Florida ages a house.
What we do
A short list, done properly, with the same crew from the first day to the last.
- Cabinets. New doors and fronts, new hardware, refinishing, or new boxes set in the same layout.
- Counters and backsplash.
- Tile on floors, showers, and backsplashes.
- Flooring. Vinyl plank, laminate, and wood, plus the transitions that make or break the look.
- Interior and exterior paint, with the prep and caulking that decide whether it holds up.
- Trim, doors, and hardware, and the carpentry that goes with them.
- Fixtures swapped in place, a faucet or a vanity going back where the old one was.
- Repairs and upkeep. Drywall, rotted fascia and trim, caulking, pressure washing, gutters, screens.

The upkeep nobody schedules
Florida is hardest on the outside of a house. Caulk lets go at the joints, paint chalks on the south wall, screens tear, gutters fill, and the pressure washing you meant to do last spring is now a stain that takes two passes.
We do that work too, and on plenty of these houses it matters more than a new backsplash. In a lot of these communities the association notices the driveway before you do.
The honest part
Not every item on the list earns its money. If the cabinet boxes are sound, doors and paint get you most of the result for a good deal less, and I'll tell you that even though it's the smaller job. If the budget and the wish list don't match, you'll hear it before you spend anything.
The bigger projects
Moving walls or adding square footage is a different kind of job. Wesley Chapel sits in Pasco County. Start with Pasco County to find out who handles permits at your address, because whether a parcel falls inside a city limit changes the answer. Call early and ask two things: what your project needs, and who they'll accept to pull it.
